We have just had one of our best starts in years in Coeur D'Alene in over a decade.  Sales in our area are up over 200% and sale prices are up by 25% in some neighborhoods!

With current conditions, the market is very active and it's a great time to buy or sell. Interest rates are still extremely low and banks are loosening their criteria, making things much easier for buyers. 


Here's some more good news for you: Some of the California markets that were feeding us for the last 15 years or so have hit their peak, so they are now able to get up here and cash out, paying us the fair market value. Good morning everybody, and welcome back to my video blog. Today I want to talk about what's going on in the market of $150,000-$250,000 homes. We've got very low inventory and because of that we are creating bidding wars for a lot of our listings. Bidding wars are essentially when more than one person wants to buy a property. Most times it ends up going to the highest and best offer. However, the highest offer and the best offer are not mutually exclusive.

The best offer is the one that is most convenient to the seller. It could be a cash offer, with a quick closing period, or an offer that eliminates contingencies. Basically, the best offer is the one that will give the sellers the least amount of stress.
