There are many different reasons why selling your home during the Holidays is a good idea. A lot of people will take their homes off of the market in favor of a busier spring selling season, but there is still a lot of opportunity to sell for top dollar.

With less competition, your home has a very good chance to stick out and attract some of the more serious buyers that we see during this time of year. Your home will also look its best at this time of year as you have it decorated for the Holiday season. A buyer will feel welcome inside your home if you string up some lights, put up a tree, and get the fireplace roaring. Baking cookies can also add a nice scent to your home if you'd like to put in the extra effort before a showing.


Don't forget about the exterior of your home. Put some Christmas lights on the outside and hang some wreaths. This will make your buyers feel warm and cozy before they even set foot in your home.

The Holidays are a great time to sell a home. You'll find that buyers are more serious and you face less competition. This translates into a quick and profitable home sale for you!

There are advantages and disadvantages to Zillow, one of the most popular real estate databases online. While buyers obtain useful information about local listings, sellers can receive inaccurate home evaluations. In Northern Idaho, Zillow’s data is incorrect and skewed.



Idaho is a nondisclosure state. The state classifies certain real estate information, such as the property value, private. Meanwhile, Zillow combines tax records with prices already on the market to determine a value estimate. Many listings, however, can be overpriced. Unfortunately, this inaccurate information can hurt you when you're selling.

  1. Reduce clutter in your house. Make sure everything you don’t need is in storage. For instance, family trinkets or photos should already be packed away in preparation to move.
  2. Clean your house. In professional photos, this makes a huge difference. Prospective buyers appreciate your time dedicated to cleaning, especially during open houses and tours.
  3. Brighten up your house. Install brighter lights. Clean the windows to maximize your home’s natural light. This allows buyers to picture themselves living in your home.

You’ve gone through the tough part of actually selling your home, but where do we go next? Here are the four things you need to do:

 

1. Hire professional movers.
Don’t try to do it yourself. You will break stuff, and it will be stressful. You’re better off hiring professionals to do the job

2. Make sure you have your mail changed at the Post Office.


3. Get your utilities transferred.
This only takes a few minutes, but it will be great to have those utilities transferred by the time you move in.


4. Make sure you’ve got all of your important documents.
Put your closing papers in a safe place, because you will probably need them on your tax return next year.

We have just had one of our best starts in years in Coeur D'Alene in over a decade.  Sales in our area are up over 200% and sale prices are up by 25% in some neighborhoods!

With current conditions, the market is very active and it's a great time to buy or sell. Interest rates are still extremely low and banks are loosening their criteria, making things much easier for buyers. 


Here's some more good news for you: Some of the California markets that were feeding us for the last 15 years or so have hit their peak, so they are now able to get up here and cash out, paying us the fair market value. We've got very low inventory and because of that we are creating bidding wars for a lot of our listings. Bidding wars are essentially when more than one person wants to buy a property. Most times it ends up going to the highest and best offer. However, the highest offer and the best offer are not mutually exclusive.

The best offer is the one that is most convenient to the seller. It could be a cash offer, with a quick closing period, or an offer that eliminates contingencies. Basically, the best offer is the one that will give the sellers the least amount of stress.

Today we are going to talk about marketing your home. One of the biggest problems we see when it comes to marketing your home is that the home is not prepared well enough before someone comes to take professional photos for your online listing.

When you get your home ready for sale, you need to make sure everything is cleared away: the photos are off the fridge and the knickknacks are off the counters. When people see your photos online, they will be blown away and ready to visit your home.

For buyers, you want them to be able to imagine themselves living in your home, and that's tough to do when somebody else's stuff is in it. We just ask you to think about clearing away as much as you can and making your home ready to rock and roll.
