Today we just wanted to give you a quick market update on what's been going on in real estate in Northern Idaho. The market has been very active and busy, and so have we. We have been seeing lots of pending sales and closed sales in the past few months. Compared to this time last year, we are way ahead of where we were.

If you've been thinking about selling your home, pay special attention to housing price numbers. Depending on your neighborhood, prices may have increased 11-17%.

If you're buying as well, it's a great time to purchase due to low interest rates. They are expected to rise soon, and won't be near as affordable in the future. Locking in a rate now could save you a ton of money down the road.

Lately, many homeowners have asked us how they can get more money for their home in a shorter time frame. Today, we have one simple tip that will certainly help you move in that direction.

The most important thing you can do is declutter your home! It sounds simple, but many homeowners fail to do it adequately. As we approach the end of the summer, we thought now would be a great time to give you an update on the latest real estate market conditions here in northern Idaho.

We had a 2nd great year in a row and sold 14% more homes this year than we did last year. Another positive sign for us is in our market values. They are up 17% from the last two years in many of the neighborhood markets.

While things have been a little slow the last few weeks, that is to be expected around this time of year when people are on vacation and enjoying fun summer activities.

Things will begin to pick up soon, however. The 4th quarter of the year has been a very strong quarter for us the last 10 years, usually better than the first 2 quarters of the year. There's never really a bad time to sell in this market, it's all about when you are ready. We are seeing a lot of really exciting things right now, including bidding wars and full-priced offers on homes that are prepared and priced properly. It's fairly easy to get more money in a shorter time in this market.

3 Tips to Prepare Your Home for Sale

Good morning! Today I wanted to go over the three most important things you must do to prepare your home for sale.

1.    De-clutter. We all have a lot of it and I just went through it myself. The best thing to do is move your clutter to your garage or store unit. Once the clutter has been removed, you will find carpet stains that need to be cleaned and other areas that may need attention. This does not cost any money and will only take your time and effort.

2.    Detailing. Take care of any cleaning or painting that needs to be done; you want to make your home bright, clean and neutral.

3.    Fix anything that is broken. If you have a leaky faucet, running toilet or dead light bulbs, they need to be addressed. This also doesn’t cost a lot of money and you want the property to be functioning.

The bottom line is that we want to be sure that when we list your home, we have an open, bright, clean and functional property. This will allow me to attain the highest amount of money in the shortest amount of time. These are the easiest, cheapest and most effective tips for preparing your home for the market and getting it sold!

Welcome back to my video blog where I'll be talking today about why now is a great time to market and sell your home in northern Idaho.
 

2013 proved to be the best year since 2005, and also the 2nd best year in the history of northern Idaho. 2,800 homes were sold this year as opposed to 2,200 last year.
 

We trail the California market by about 18 months, and the last year and a half they've been red-hot. I foresee them having a huge positive impact on our market. Also, the Seattle market has seen a surge recently, and I'm expecting some retirees from there to move into our area.

Currently we're seeing low inventory and less short sales. This makes for a great time to put your home on the market! Every spring and summer we see 5-6 times the amount of listings as compared to the winter months. However, we do not get 5-6 times the buyers every spring and summer. This means that you need to stay ahead of the competition, so it just makes a lot more sense to get going right now rather than in a saturated spring/summer market.

 4 things every buyer must do before they begin looking for a home 

The four most important things a buyer needs to before they start looking for a home are very simple. The first step is becoming preapproved from a local lender. The reason why I suggest a local lender is because most of the other real estate agents know the local banks. If they know a local lender is willing to finance, it gives the homeowner and other agent peace of mind. Once you’ve been preapproved, we will know where you can go in at.

The second step a buyer needs to do is get their finances in order. Be sure you have your tax returns, bank statements etc. in order. Third, save some money have a budget prepared. The home buying process is exciting and you will be eager to spend money on paint and carpet. Have the money saved so you can do it right away. Finally, enjoy the process! Have an open mind; it’s truly fun buying a property and having your dreams come true.

Can your buyers afford your home?



So, when qualifying buyers, ask these six questions and you'll quickly close that wide gap between you and a sold home 

1. How long have you been looking for a home?
2. Do you need to sell your current home before you can buy?
3. Are you working with another agent?
4. Have you met with a lender yet?
5. Have you been pre-qualified or pre-approved?

6. Then ask, "If I call a lender and he has an opening available tomorrow or the next day, would you consider sitting down with him to determine what he can do for you?"
