If you’re selling in Northern Idaho, there are four specific phrases to avoid.

  • “Our house is in perfection condition.” Most likely, even if it’s a new construction property, it isn’t! Something will probably be off, so you’re better off not mentioning the condition right away.
  • “I’ve always wanted to fix or renovate.” This might be the bathroom or the kitchen. However, saying this tells a seller you haven’t prioritized fixing up or renovating. It doesn’t send a good message.


  • “I spent a lot of money on the property.” It might be the pond in the backyard or landscaping in the front yard. Understand you won’t always earn the return on these investments.
  • “I won’t accept under ‘x’ amount for my home.” This is the most important, because it makes you appear unreasonable and difficult. It sounds like you won’t negotiate. If you’re working with a Realtor, you shouldn’t have to worry about earning top dollar.

We had a dynamite year last year! We experienced 500 sales in 2015. Additionally, we have 500 pending sales in the works right now. We anticipate a strong, stable year in 2016.

Although the Fed decided to increase interest rates, we don’t expect this to dramatically impact sales. We still have a large pool of eager buyers looking for their dream homes. However, it is in your best interest to list before the spring, when more homes enter the market.
