We had a dynamite year last year! We experienced 500 sales in 2015. Additionally, we have 500 pending sales in the works right now. We anticipate a strong, stable year in 2016.

Although the Fed decided to increase interest rates, we don’t expect this to dramatically impact sales. We still have a large pool of eager buyers looking for their dream homes. However, it is in your best interest to list before the spring, when more homes enter the market.

Today I’ve got the latest market update for you for Coeur d’Alene on all the latest trends we’ve been seeing in our market. It’s an awesome time to sell right now because we have less inventory and less competition than we have had in the last few months.

Why not sell right now while conditions are perfect? In 4-6 months there will be a lot more competition for you on the market. That will decrease your chance for a top dollar sale.

What to Do After Your Home Has Sold

You’ve gone through the tough part of actually selling your home, but where do we go next? Here are the four things you need to do:

 

1. Hire professional movers.

Don’t try to do it yourself. You will break stuff, and it will be stressful. You’re better off hiring professionals to do the job

2. Make sure you have your mail changed at the Post Office.

3. Get your utilities transferred.

This only takes a few minutes, but it will be great to have those utilities transferred by the time you move in.

4. Make sure you’ve got all of your important documents.

Put your closing papers in a safe place, because you will probably need them on your tax return next year.

The fall is the best time to sell in Northern Idaho. The weather is great, and interest rates are still very low. We have some great inventory available as well.

Hey everyone, we just wanted to give you a quick update today on the first quarter of the year. So far, 2015 has gotten off to a great start, and we had the best first quarter we have had in 10 years.

Home prices have appreciated by about 4 or 5% each year over the last few years, making it a great time to be a buyer or a seller. With low inventory and low interest rates, we are seeing both buyers and sellers benefit in our neutral, healthy market.

Buyers are finding that now is a great time to pull the trigger due to historically low interest rates. Sellers know that more people are out looking for homes, and are entering the market in greater numbers. We have helped a lot of happy customers so far in 2015, and hope we can do the same for you.
