Hey everyone, we just wanted to give you a quick update today on the first quarter of the year. So far, 2015 has gotten off to a great start, and we had the best first quarter we have had in 10 years.
Home prices have appreciated by about 4 or 5% each year over the last few years, making it a great time to be a buyer or a seller. With low inventory and low interest rates, we are seeing both buyers and sellers benefit in our neutral, healthy market.
Buyers are finding that now is a great time to pull the trigger due to historically low interest rates. Sellers know that more people are out looking for homes, and are entering the market in greater numbers. We have helped a lot of happy customers so far in 2015, and hope we can do the same for you.

Today I just want to discuss with you some tips on how you can get more money for your home sale in a shorter period of time. That's the goal of all home sellers, right? The process is fairly simple. What you need to do is de-clutter, get personal items out, and get ready for a professional photographer.
Professional photography is of the utmost importance when selling your home. It makes the house look brand-new, big, wide, clean, and bright. Photography highlights the best parts of your home, and really impresses buyers for the first showing. It used to be that the first showing was always at the open house, but that's not the case today. The first showing now takes place online, and if you don't have professional photography, your home won't stand out at all to prospective buyers.
So, when you are getting ready to put your home on the market, simple things like taking pictures off the fridge, packing up personal items, and hiring a professional photographer are all great ideas. Today we just wanted to give you a quick market update on what's been going on in real estate in Northern Idaho. The market has been very active and busy, and so have we. We have been seeing lots of pending sales and closed sales in the past few months. Compared to this time last year, we are way ahead of where we were.
If you've been thinking about selling your home, pay special attention to housing price numbers. Depending on your neighborhood, prices may have increased 11-17%.
If you're buying as well, it's a great time to purchase due to low interest rates. They are expected to rise soon, and won't be near as affordable in the future. Locking in a rate now could save you a ton of money down the road.
