As we approach the end of the summer, we thought now would be a great time to give you an update on the latest real estate market conditions here in northern Idaho.

We had a 2nd great year in a row and sold 14% more homes this year than we did last year. Another positive sign for us is in our market values. They are up 17% from the last two years in many of the neighborhood markets.

While things have been a little slow the last few weeks, that is to be expected around this time of year when people are on vacation and enjoying fun summer activities.

Things will begin to pick up soon, however. The 4th quarter of the year has been a very strong quarter for us the last 10 years, usually better than the first 2 quarters of the year. There's never really a bad time to sell in this market, it's all about when you are ready. We are seeing a lot of really exciting things right now, including bidding wars and full-priced offers on homes that are prepared and priced properly. It's fairly easy to get more money in a shorter time in this market.
