Good morning everybody, and welcome back to my video blog. Today I want to talk about what's going on in the market of $150,000-$250,000 homes. We've got very low inventory and because of that we are creating bidding wars for a lot of our listings. Bidding wars are essentially when more than one person wants to buy a property. Most times it ends up going to the highest and best offer. However, the highest offer and the best offer are not mutually exclusive.

The best offer is the one that is most convenient to the seller. It could be a cash offer, with a quick closing period, or an offer that eliminates contingencies. Basically, the best offer is the one that will give the sellers the least amount of stress.

Today we are going to talk about marketing your home. One of the biggest problems we see when it comes to marketing your home is that the home is not prepared well enough before someone comes to take professional photos for your online listing.

When you get your home ready for sale, you need to make sure everything is cleared away: the photos are off the fridge and the knickknacks are off the counters. When people see your photos online, they will be blown away and ready to visit your home.

For buyers, you want them to be able to imagine themselves living in your home, and that's tough to do when somebody else's stuff is in it. We just ask you to think about clearing away as much as you can and making your home ready to rock and roll.

Hey everyone, we just wanted to give you a quick update today on the first quarter of the year. So far, 2015 has gotten off to a great start, and we had the best first quarter we have had in 10 years.

Home prices have appreciated by about 4 or 5% each year over the last few years, making it a great time to be a buyer or a seller. With low inventory and low interest rates, we are seeing both buyers and sellers benefit in our neutral, healthy market.

Buyers are finding that now is a great time to pull the trigger due to historically low interest rates. Sellers know that more people are out looking for homes, and are entering the market in greater numbers. We have helped a lot of happy customers so far in 2015, and hope we can do the same for you.
